School cleaning market report

Each month we take one building, hold everything about it fixed, and cost it against the published janitorial wage in every US metro. What comes out is a picture of what a district is actually buying when it signs. The figures are ours and the arithmetic is on the page; there is no wire copy underneath it.

This month —

An identical 60,000 sq ft elementary prices at $111,000 a year in Shreveport-Bossier City and $151,500 in Longview-Kelso, a $40,500 gap set entirely by local wages.

Every dollar of that $40,500 spread traces to pay: median wages run $12.68/hr in Shreveport-Bossier City against $22.40/hr in Longview-Kelso, with loaded rates from $15.47/hr to $27.33/hr. But the contract compresses the gap: wages in the priciest market are 76.7% higher, while its contract is only 36.5% higher, because fixed overhead does not scale with wages. Omaha, the median market, sits in between at $17.12/hr and $129,500 a year. That compression is the caution for buyers: identical work legitimately prices from $0.154 to $0.210 per sq ft per month, so a neighboring district's annual contract is a fair benchmark only if both districts draw labor from the same wage market. Check the local loaded rate first; the contract total follows from it.

How to use this against a bid. When reading a bid, benchmark it to your own metro's median wage and the $0.154–$0.210 per sq ft per month band — a neighboring district's contract proves nothing unless it draws from the same wage market.

Where this came from, since it came from nowhere

Nobody reported any of this and no study sits behind it. A public wage table and the cost schedule already published on this site were multiplied together — that is the whole provenance, and the reason the page has nothing to link to. The sentences were assembled by a language model handed the computed figures and nothing else, under a rule that it may introduce no number of its own; a check reads the draft and refuses it if one appears. A person then reads it. It runs monthly because the price index behind it is monthly; a daily note off a yearly wage table would be the same note, dated differently.
